Many buyers overlook Boynton Beach at first. They head straight for Delray or Boca and then discover that Boynton offers similar proximity to the beach and amenities, often with newer construction, lower HOA fees, and more square footage for the same price. Why Boynton Beach? The Big Picture
Boynton Beach spans about 16 square miles, stretching from the Atlantic Ocean west past I-95. West Boynton (west of I-95) is where many families with children end up. The schools here feed into some of the better-rated Palm Beach County school zones, and the neighborhoods offer more space, newer construction, and a quieter suburban feel.
- Canyon Trails: A popular gated community with a community pool, playground, and well-maintained single-family homes. Prices range from $450K to $700K.
- Chapel Hill: One of West Boynton's most established neighborhoods. Tree-lined streets, larger lots, and proximity to good schools. Homes from $500K to $800K.
- Knollwood: Gated community with resort-style pool and playground. Single-family homes typically $500K to $750K.
- Quantum Lakes: A newer gated community with lake views, a community pool, and modern floor plans. Homes from $550K to $850K.
I show properties in West Boynton two to three times a week, and the consistent feedback from buyers is that these neighborhoods offer more house for the money than comparable communities in Delray Beach or Boca Raton. The trade-off is that you're further from the beach — about 10 to 15 minutes driving — but for many families, that extra space and lower price point wins.

- Cascades: A well-established active adult community with a large clubhouse, golf course, and extensive amenities. Prices from $250K to $500K.
- Leisureville: One of Boynton's original 55+ communities with a loyal resident base. More affordable entry point — condos from $150K to $300K.
If retirement is your goal and you want to stretch your dollar further than Delray Beach or Boca Raton, Boynton's 55+ communities give you more amenities and lower HOA fees per square foot than anywhere else in the area.
What Buyers Are Asking Me About Boynton Beach
When I take buyers through Boynton, the most common question is whether the city is "on the way up" or "holding steady." My honest answer: Boynton Beach is in the middle of a genuine transformation. The downtown area is being redeveloped, new restaurants are opening, and the city has been aggressively investing in parks and public spaces. I showed a client a home near the downtown area last month, and within a two-block walk we found three new restaurants that weren't there a year ago.
That said, Boynton Beach is still developing compared to Delray Beach, which already has a fully mature downtown. If you want walkability to dozens of restaurants and nightlife right outside your door, Delray or Boca is a better fit.
