These are the ones I'd tell my own family to look at. Finding a condo under $300K in South Florida isn't hard — there are plenty of options. Finding one that's actually worth buying? That's a different story. I've narrowed this down to buildings and areas where you get genuine value, not just a low price tag that masks high HOA fees, deferred maintenance, or a location that nobody wants.

Condo Buildings Along Federal Hwy in Delray Beach

Price Range: $220K–$290K · HOA: $500–$700/mo

The corridor along Federal Highway (US-1) in Delray has a cluster of well-maintained mid-rise buildings from the 1980s and 1990s that offer solid value. You're minutes from Atlantic Avenue, the beach is a short drive, and the HOA fees are reasonable for what's included — typically water, sewer, trash, building insurance, and basic cable. The units aren't fancy, but many have been updated by individual owners with modern kitchens and flooring.

Location pros: Central Delray location, easy access to I-95, close to shopping and restaurants, walkable to some neighborhood spots.
Location cons: Federal Hwy traffic can be noisy, no direct beach access, some buildings back up to commercial properties.
Rental restrictions: Most allow rentals with a minimum lease term (typically 6–12 months). Some cap the number of units that can be rented at any given time — check the fine print before buying as an investment.
Insurance: Building insurance is included in the HOA. You'll still need an HO-6 (condo) policy for interior coverage, which runs $800–$1,500/year depending on the unit.

Oceanfront Buildings in Boynton Beach

Price Range: $250K–$300K · HOA: $700–$950/mo

Boynton Beach has some of the most affordable oceanfront condos in Palm Beach County. Buildings along A1A south of Ocean Avenue offer Atlantic Ocean views and deeded beach access at prices that would be impossible in Boca or Delray. The trade-off is that many of these buildings are older (1970s–1980s) and the HOA fees reflect the coastal maintenance costs. But if you're looking for the beach lifestyle on a budget, this is where I'd start.

What to watch: Older oceanfront buildings have higher insurance costs and are more likely to face special assessments for structural repairs. Request the building's reserve study and the last three years of meeting minutes before you make an offer. I can't stress this enough — Florida's new condo inspection and reserve requirements are real, and a building that looks fine on the outside might be facing a $30K–$50K special assessment for roof or concrete restoration.

Inland Communities in Boca Raton West

Price Range: $200K–$280K · HOA: $400–$600/mo

West Boca has gated communities with condo and townhome options that are surprisingly affordable. Think communities near Boca Rio Road or west of 441. You won't get ocean views, but you get newer construction (2000s-era), resort-style amenities like pools and tennis courts, and a quieter suburban setting. These are great for first-time buyers, snowbirds who want a seasonal base, or investors looking for stable rental income.

Location pros: Newer buildings, gated security, resort amenities, family-friendly, close to good schools and shopping (Town Center at Boca Raton is nearby).
Location cons: Car-dependent, no beach proximity, less "South Florida vibe" than coastal options.
Rental restrictions: Many West Boca communities allow renting but may have a waiting period after purchase (6–12 months) before you can lease the unit.
Insurance: Inland location means lower flood risk and more affordable insurance. HO-6 policies here can be $600–$1,000/year.

Intracoastal-Adjacent in Highland Beach

Price Range: $260K–$300K · HOA: $600–$850/mo

Highland Beach has some condo buildings that sit just off the Intracoastal — not directly on the water, but close enough to walk to the beach and enjoy the barrier island lifestyle. These buildings don't carry the oceanfront premium, so you can get into a Highland Beach address for under $300K. The trade-off is usually a smaller unit and higher HOA relative to the purchase price, but you're living on one of the most exclusive barrier islands in Palm Beach County.

What to watch: Highland Beach buildings tend to have higher HOA fees because of their barrier island location (higher insurance, sea wall maintenance, etc.). The HOA-to-price ratio here is higher than mainland options. For an investment property, run the numbers carefully — the monthly carrying costs can eat into your rental margins. This works better as a primary residence or seasonal home.

What I Always Check Before Recommending a Condo

Price per square foot matters, but it's not the whole story. Here's my actual checklist:

  • Reserve study: Does the building have adequate reserves for future maintenance? Post-Surfside Florida law requires this — a building that's been skimping on reserves is a ticking time bomb for special assessments.
  • Insurance situation: What does the HOA cover? What's your out-of-pocket for HO-6 and flood insurance? In some buildings, the total insurance burden (HOA + personal) can add $400–$600/month to your real cost.
  • Rental policy: If you're buying as an investment or might want to rent it out someday, verify the rental restrictions upfront. Some buildings cap the percentage of units that can be rented at any time.
  • Building age and maintenance history: Older buildings can be great value, but only if they've been well-maintained. Look for evidence of regular assessments and proactive maintenance — new roofs, updated elevators, concrete restoration.
  • Special assessments: Are there any pending or planned assessments? A low HOA with a $40K special assessment on the horizon isn't actually cheap.
