Why Your South Florida Home Isn't Selling — The Pricing Gap

Let me show you what the numbers say. In Delray Beach right now, the median days on market is sitting at 77 to 87 days. In Boca Raton, it's about the same range — 69 to 79 days. And the sale-to-list ratio in both markets is hovering around 95%. That means on average, homes are selling for 5% below what sellers originally asked. If you're a seller and your home has been listed for two months with only a handful of showings, these numbers are telling you exactly what's going on. It's not the market. It's the price.

I talk to sellers every week who still believe we're in the spring 2022 market. They remember the neighbor who got a full-price offer on day three, or the cousin who sold their Boca waterfront home for $200,000 over asking during the pandemic. I get it — that memory sticks. But the market has shifted, and the gap between what sellers want and what buyers will pay is the single biggest problem I see right now across Delray Beach, Boca Raton, Highland Beach, and Boynton Beach.

What the Data Actually Says

Let's be specific. In Delray Beach, months of supply is now between 5.4 and 6.2 months. Anything above 5 months is a buyer's market by most standards. In Boca Raton, it's in the mid-5 to 7 month range. That means buyers have choices — lots of them. And when buyers have choices, they don't settle for an overpriced home. They move on to the next listing.

Here's what's happening on the ground. The well-priced homes are still selling. I'm seeing properties that hit the market priced within 5% of recent comps go under contract in two to three weeks. But the homes priced 10% or more above where they should be? They're sitting for 90 days, taking price cuts, and eventually selling for less than they would have if they'd been priced right from day one.

I walked a listing in Boca Raton last week that's been on the market for 94 days. Four-bedroom, three-bath in a solid neighborhood. Nice finishes, decent lot. Original ask was $1.35 million. The comps say $1.15 million, maybe $1.2 million if the buyer loves it. After two price reductions it's now at $1.22 million and still hasn't had an offer. The seller has cost themselves time, market exposure, and thousands of dollars in carrying costs, all because the initial price was never grounded in reality.

Why This Gap Exists

Part of it is understandable. Home values appreciated so fast over the last few years that sellers' expectations are anchored to peak pricing. But here's what I need sellers to hear: the peak has passed. We're in a stabilized, balanced market. Nationally, mortgage rates are still elevated, insurance costs in Florida have become a major factor in buyer decisions, and inventory is expanding across Palm Beach County. The conditions that drove bidding wars and 100%+ sale-to-list ratios are not coming back anytime soon.

That doesn't mean your home isn't valuable. It is. But its value is determined by what a qualified buyer will pay today, not what someone paid for a similar home during a historic market anomaly two years ago.

What Sellers Need to Do

If your home has been on the market for more than 45 days without a serious offer, it's time for a reset. Not just a price drop, but a real conversation about pricing strategy. I tell every seller the same thing: let's look at the comps together — the actual closed sales from the last 90 days in your immediate area — and set a price that reflects what the market is telling us, not what we wish it would say.

The sellers who are winning right now are the ones who listened to their agent, priced competitively from the start, and understood that a slightly aggressive price that generates multiple showings and a clean offer in the first 30 days is better than sitting on the market for three months and chasing a falling number.

My Take

I'm not going to sugarcoat it. If you're pricing your Delray Beach or Boca Raton home based on what you remember from 2022, you are going to be disappointed. The market has moved on. But the good news is that buyers are out there, they're qualified, and they are writing offers — on the right homes at the right prices.
