I have toured every one of these communities and helped buyers close in several. Here is my honest take on what each one offers, and who they are best for.

Why New Construction in West Delray and Boca Raton?
Every week I get calls from buyers who are torn between a resale home and new construction. Here is what I tell them: new construction is not for everyone, but for the right buyer, it offers advantages that resale simply cannot match.
Modern floor plans and open concepts. Today's new construction homes are designed for how people actually live. Open layouts, large kitchens that flow into family rooms, flex spaces that work as home offices or guest suites, and primary suites with spa-like bathrooms. These are not afterthought renovations — they are purpose-built for modern lifestyles.
Energy efficiency that saves you money. New construction homes in South Florida come with impact windows and doors, modern HVAC systems, and better insulation than homes built even 10 years ago. The impact windows alone can save you thousands on homeowner's insurance, and the energy-efficient appliances and systems keep your monthly utility bills lower. Over the life of a 30-year mortgage, those savings add up significantly.
Lower maintenance costs upfront. When you buy new construction, everything is new. The roof, the AC, the water heater, the appliances, the windows. You are not going to face a surprise $15,000 roof replacement in year two or a $6,000 AC failure in the middle of summer. For buyers who want to move in and not think about maintenance for at least 5 to 7 years, new construction is the answer.
Resort-style amenities. The communities I cover in this guide offer clubhouses, pools, fitness centers, tennis and pickleball courts, playgrounds, and organized social activities. Builder warranties. Most new construction homes come with a structural warranty (typically 10 years) and a one-to-two-year warranty on systems and workmanship. If something goes wrong, the builder fixes it. That peace of mind is hard to put a dollar value on, especially for first-time buyers.
Customization options. Depending on where you are in the construction timeline, you may be able to choose finishes, paint colors, flooring, cabinets, and fixtures. Some builders even offer design centers where you can customize everything from countertops to light fixtures. That is something you simply cannot get with a resale home.
From my experience, buyers who choose new construction are usually looking for a combination of these factors: they want something turnkey, they value modern design and energy efficiency, they want the amenities and security of a master-planned community, and they do not want to deal with renovation headaches. Seven Bridges (Delray Beach)
Developer: GL Homes | Price range: $800K – $2.5M+ | Home types: Single-family, estate homes
Seven Bridges is the flagship new construction community in West Delray Beach, and for good reason. Built by GL Homes between 2015 and 2020, this community of 700+ homes offers a level of luxury, security, and community that is hard to find anywhere else in the area.
What makes it special. The location is the big one. Seven Bridges has a Delray Beach address but is zoned for Boca Raton's top-rated schools, including Whispering Pines Elementary. The 30,000-square-foot clubhouse is genuinely resort-quality, with a restaurant and bar, a poolside bistro, a state-of-the-art fitness center, and an active social calendar. The seven decorative bridges that give the community its name create a sense of place that is rare in newer developments.
Amenities: Clubhouse, resort-style pool, lap pool, kids' water park, tennis courts, six pickleball courts, indoor and outdoor basketball, fitness center, playground, 24/7 manned guard gate.
HOA: Approximately $400–$600 per month, covering lawn maintenance, alarm monitoring, gate security, and amenity access.
Who it is best for: Families who want luxury and top schools, professionals who want a secure gated community, and retirees who want an active social life. If you want the best combination of location, amenities, and resale value in West Delray, Seven Bridges is the benchmark.

Boca Bridges (Boca Raton)
Developer: GL Homes | Price range: $700K – $2M+ | Home types: Single-family, estate homes
Boca Bridges is another GL Homes masterwork, located in West Boca Raton with direct access to the best schools in Palm Beach County. This community of 600+ homes offers modern design, resort amenities, and the prestige of a Boca Raton address.
What makes it special. The Boca Raton address matters. Buyers pay a premium for the Boca name, and the top-rated school zoning is a major draw for families. The homes in Boca Bridges are newer and more modern than many of the older gated communities in East Boca, and the community amenities are on par with the best in the area. The clubhouse is a central gathering spot with a lively social calendar.
Amenities: Clubhouse, resort-style pool, tennis courts, fitness center, playground, social activities, 24/7 manned gate.
HOA: Approximately $400–$550 per month.
Who it is best for: Families who want Boca Raton schools and a modern home, professionals who work in Boca, and buyers who want the prestige of a Boca address without the premium of East Boca.
Current market: Resale inventory is available, and some new phases are still being released. This is a community where timing matters — if you find a home you like, do not wait.
Lotus (Boca Raton)
Developer: GL Homes | Price range: $600K – $1.5M+ | Home types: Single-family, townhomes
Lotus is the more accessible entry point into the GL Homes new construction ecosystem in Boca Raton. With 400+ homes and a mix of single-family homes and townhomes, Lotus offers a lower price of entry while still delivering the quality construction and amenities that GL Homes is known for.
What makes it special. The townhome options at Lotus make this community unique. Not every buyer wants a single-family home, and the townhomes at Lotus offer a more affordable path to new construction in Boca Raton without sacrificing quality. The community is well-maintained, the landscaping is lush, and the clubhouse serves as a social hub for residents.
Amenities: Clubhouse, pool, fitness center, social activities.
HOA: Approximately $350–$500 per month.
Who it is best for: First-time luxury buyers who want new construction, young professionals who want a Boca address, and small families who want a turnkey home with amenities.
Current market: Both resale and new construction inventory are available. This is a good option for buyers who want to get into a newer GL Homes community at a lower price point.
Lotus Palm (Boca Raton)
Developer: GL Homes | Price range: $500K – $1.2M+ | Home types: Single-family, townhomes
Lotus Palm is the most affordable new construction option in the GL Homes portfolio for West Boca Raton. With 300+ homes and prices starting around $500,000, this is the community I point budget-conscious buyers toward when they want new construction but cannot justify the price tags at Seven Bridges or Boca Bridges.
What makes it special. The affordability cannot be overstated. Lotus Palm offers the same GL Homes quality, the same Boca Raton address, and the same builder warranty at a price point that is significantly lower than the other communities in this guide. The townhome options are especially attractive for first-time buyers and investors who want to get into the Boca market.
Amenities: Clubhouse, pool, fitness center.
HOA: Approximately $300–$450 per month.
Who it is best for: Budget-conscious buyers who want new construction, investors looking for rental properties in Boca Raton, and first-time buyers who want a turnkey home.
Current market: Resale inventory is available. Because the entry price is lower, this community tends to have more turnover and more inventory available at any given time.
Other New Construction Communities to Watch
Beyond the GL Homes communities, there are several other new construction developments worth keeping on your radar. These are more niche, but they offer specific advantages for the right buyer.
Artesia (Delray Beach)
Price range: $1.5M – $3M+ | Best for: Luxury buyers who want estate-sized homes
Artesia is a luxury estate community in West Delray Beach with oversized homes on large lots. If you want space, privacy, and a home that feels custom-built, this is worth a look. The homes here are significantly larger than the standard production homes in the GL communities, and the lots offer more room for pools, outdoor kitchens, and landscaping.
Tivoli Estates (Delray Beach)
Price range: $1M – $2.5M+ | Best for: Waterfront buyers who want new construction
Tivoli Estates offers new construction waterfront homes on the C-15 canal with direct ocean access. If you want a new home with a boat dock and deep-water access, this is one of the few communities that delivers. The lots are premium, and the homes are built to a high standard.
Ponte Vecchio (Boca Raton)
Price range: $400K – $800K+ | Best for: Active adults 55+
Ponte Vecchio is an active adult community in Boca Raton for buyers 55 and older. If you are retiring or semi-retiring and want a low-maintenance lifestyle with an active social calendar, this is the community to know about. The price point is accessible, and the location in West Boca puts you close to shopping, dining, and medical facilities.
The Estates at Acquabella (Boca Raton)
Price range: $2M – $5M+ | Best for: Ultra-luxury buyers
Acquabella is the top tier of new construction in Boca Raton. Estate homes on oversized lots with every upgrade imaginable. If budget is not a constraint and you want the absolute best that West Boca has to offer, this is the community. The homes here are truly spectacular.
Valencia Bonita (Boca Raton)
Price range: $350K – $700K+ | Best for: 55+ active adults
Valencia Bonita is another top-tier active adult community in Boca Raton. With a championship golf course, multiple clubhouses, pools, and a packed social calendar, this is one of the best 55+ communities in South Florida. The price point is attractive for what you get, and the community is well-established and well-managed.
How to Choose the Right Community
With so many options, the decision can feel overwhelming. Here is how I help my clients narrow it down.
Budget. Start with the numbers. What can you comfortably afford? Be realistic about the monthly payment, including the HOA fees, property taxes, and insurance. I have seen buyers stretch for a community that is at the top of their budget, only to realize that the HOA fees and maintenance costs make the monthly payment uncomfortable. Lotus Palm and Lotus offer the most accessible entry points. Seven Bridges and Boca Bridges are mid-range. Artesia and Acquabella are the top end.
Lifestyle. Do you want resort-style amenities with a busy social calendar, or do you prefer privacy and quiet? Seven Bridges and Boca Bridges have the most active social scenes. Lotus and Lotus Palm are more laid-back. Ponte Vecchio and Valencia Bonita cater specifically to the 55+ active adult lifestyle.
Location. Where do you need to be? If you work in Boca Raton, any of the Boca communities make sense. If you want to be closer to Delray Beach's Atlantic Avenue, Seven Bridges is the best option. If schools are your priority, the Boca Raton-zoned communities (especially Boca Bridges and the Boca GL communities) have the edge.
Home type. Do you want a single-family home, an estate home, or a townhome? Seven Bridges and Boca Bridges are primarily single-family. Lotus and Lotus Palm offer townhome options that are more affordable and lower-maintenance. Artesia and Tivoli Estates offer estate-sized homes on larger lots.
Resale value. Some communities hold their value better than others. Seven Bridges has proven resale strength because it is fully built out and in high demand. Boca Bridges has strong fundamentals. The newer communities like Lotus and Lotus Palm are still establishing their resale track record, but the GL Homes brand carries weight.
HOA fees. Understand what you are paying for. In Seven Bridges and Boca Bridges, the HOA fees are higher, but you get more: lawn maintenance, alarm monitoring, more amenities, and a higher level of community management. In Lotus Palm, the fees are lower, and the amenities are more modest. Make sure you are comfortable with the rules and restrictions too — some communities have strict rental restrictions, pet policies, and architectural guidelines.

New Construction Buying Tips
I have seen buyers make expensive mistakes by not understanding the new construction process. Here is what to watch out for.
Do not skip the inspection, even on new construction. This is the biggest mistake I see. Builders make mistakes. Subcontractors cut corners. A new construction home can have significant issues that are not visible to the untrained eye. Always hire a licensed home inspector who specializes in new construction. I have found issues ranging from improperly installed impact windows to HVAC systems that were not commissioned correctly. A good inspection costs a few hundred dollars and can save you tens of thousands.
Understand the HOA rules before you buy. Every community has different rules about rentals, pets, holiday decorations, parking, landscaping, and exterior modifications. Read the full HOA documents before you sign. If you are planning to rent the property out, make sure the community allows rentals and understand the minimum lease terms.
Watch for builder upgrades that do not add value. Builders make their profit on upgrades. That $15,000 upgraded kitchen package might cost them $5,000. Some upgrades add real value (impact windows, upgraded appliances, hardwood floors). Others are purely cosmetic and will not increase the resale value of the home. Focus your upgrade budget on structural improvements, energy efficiency, and features that are difficult or expensive to change later.
Consider resale value, not just current needs. It is easy to get caught up in the excitement of designing your new home. But think about who will buy it from you in 5 to 10 years. A 3-bedroom home with a flex room will appeal to more buyers than a 4-bedroom home with no flex space. A neutral color palette will appeal to more buyers than bold custom finishes. Do not over-customize.
Work with an agent who knows the builders. This is the most important tip. The builder's sales representative works for the builder, not for you. Having your own agent levels the playing field. I know the GL Homes communities inside and out. I know which upgrade packages are worth it and which are not. I know how to negotiate with the builder and what is actually negotiable. And I have seen enough new construction deals to know what can go wrong and how to protect my clients.

Mortgage Considerations for New Construction
Financing a new construction home is different from financing a resale. Here is what you need to know.
New construction loans vs. traditional mortgages. If you are buying a home that is already built or near completion, you can use a conventional mortgage just like you would for a resale home. If you are buying pre-construction (before construction starts), you may need a construction loan, which has different terms and requirements. Most buyers in the GL Homes communities we have covered are buying completed or near-completed homes, so conventional financing works.
Builder financing options. Many builders offer financing incentives, especially when they are trying to move inventory. These can include rate buydowns, closing cost credits, or preferred lender programs. Builder financing can be a good deal, but always compare it with what you can get from an independent lender. I have seen cases where the builder's preferred lender offered a competitive rate with better terms, and cases where an independent lender was clearly the better option.
Current rates and what to expect. Mortgage rates in 2026 have stabilized compared to the volatility of 2023 and 2024, but they are still higher than the historic lows of 2020 and 2021. The good news is that rates are predictable enough that you can plan your budget with confidence. Work with a lender who understands the new construction process and can give you accurate timelines for rate locks and closings.
