Waterfront living at its finest. Nearly every property in Gulf Stream has water access, and many feature deep-water docks capable of accommodating vessels from 50 to 100+ feet. For boating enthusiasts, this is a significant advantage — you can dock your boat at home with direct Intracoastal and ocean access, no marina membership required.

Beach access. Gulf Stream's Atlantic Ocean beachfront is some of the most pristine and uncrowded in Palm Beach County. Unlike the public beaches in Delray or Boca, the beach here feels genuinely private — you're more likely to see shorebirds than other people.

Proximity without the crowds. Despite its secluded feel, Gulf Stream is minutes from Atlantic Avenue's restaurants and nightlife in Delray Beach, Boca Raton's Mizner Park and Town Center, and world-class golf at Boca West, Royal Palm Yacht & Country Club, and The Breakers. You get the privacy of a gated estate with all of South Florida's amenities at your doorstep.

Who Is Gulf Stream Best For?

Gulf Stream isn't for everyone — and that's by design. The community is best suited for:

  • Boating enthusiasts who want deep-water dockage at their own home with easy ocean access.
  • Executives and entrepreneurs who prioritize privacy and space over a walkable downtown lifestyle.
  • Relocating families from high-tax states looking for a waterfront estate with room to grow, top-rated schools nearby, and no state income tax.
  • Seasonal residents who want a luxury lock-and-leave property that's maintained and ready when they arrive.

Gulf Stream is less suited for buyers who want walkability to restaurants and shops, a vibrant social scene, or a lower price point of entry. For those priorities, Delray Beach's Downtown or other South Florida neighborhoods may be a better fit.

Real Estate Considerations Specific to Gulf Stream

Buying in Gulf Stream comes with a few unique factors that buyers should understand:

  • Flood insurance. Most properties are in FEMA flood zones. Given the home values involved, flood insurance premiums — or the cost of elevation certificates — should be factored into your carrying costs. Some buyers opt for higher deductibles or private flood insurance to manage premiums.
  • Property taxes. Gulf Stream's millage rate reflects the services of a small municipality. While Palm Beach County property taxes apply, the town's minimal infrastructure keeps local taxes relatively modest compared to larger incorporated areas.
  • Seawall and dock condition. On Intracoastal lots, the condition of the seawall and dock is a significant cost factor. A deteriorated seawall can cost $300 to $500+ per linear foot to replace. Insist on a thorough seawall inspection before closing.
  • Insurance availability. Florida's property insurance market remains challenging. For high-value waterfront properties, carriers like Citizens Property Insurance and specialized surplus lines carriers are often the only options.   • Renovation potential. Many Gulf Stream buyers purchase older homes on premium lots and plan to rebuild. The town's setback requirements, height restrictions, and Coastal Construction Control Line regulations all affect what you can build. Understanding these before you buy saves time and money.
