Is Now a Good Time to Sell in South Florida? My Honest Answer

"Is it a good time to sell?" is the most common question I get from homeowners who are thinking about making a move. And the honest answer, as with most things in real estate, is: it depends on your situation. But let me give you a more useful answer than that.

The South Florida market in 2026 is not the frenzy of 2021–2022. It's not the uncertain correction of 2023 either. It's something more balanced — and for sellers who approach it strategically, it's actually a very good time to sell. For a step-by-step guide to selling your home, visit SouthFloridaSellerGuide.com. What the Data Says

Let's start with the numbers. In the Delray Beach luxury market, well-priced homes in the $2M–$3M waterfront segment are averaging just 41 days on market. That's fast. Across all price points in Palm Beach County, the average sits around 55 days — still a seller-friendly number.

Inventory has increased from the historic lows of 2022, but it's not oversupplied. We're seeing about 18–22% more active listings than last year in the luxury segment, which gives buyers more options — but it also means that the sellers who price correctly and present their homes well are the ones who win.

The key metric I watch: months of supply. A balanced market is around 6 months. We're still below that in most South Florida price points and locations, which means it's still a seller's market — just a more disciplined one.

When Selling Makes Sense Now

Here are the situations where I'd say yes, now is a good time to sell:

  • You're ready to move. If you've been thinking about downsizing, relocating, or upgrading and your timing is flexible, the current market offers strong pricing and reasonable buyer demand.
  • You have equity. South Florida homeowners who've held properties for 3+ years have seen significant appreciation. If you're sitting on $200K–$500K+ in equity, that's real money you can use for your next move.
  • Your property is well-positioned. Waterfront homes, properties in desirable school zones, and homes in walkable neighborhoods are still commanding premium prices and quick sales.
  • You're tired of rising insurance costs. This is a real factor. If your insurance premiums have doubled and you're ready to move to a lower-cost area or a condo where the master policy handles the coastal exposure, now is the time.

When It Might Not Be the Right Time

I'm honest with my clients even when it means not getting the listing. Here's when I'd say hold off:

  • You haven't figured out where you're going. Selling without a clear plan for your next home is risky, especially in a market where good inventory is still competitive.
  • You're not ready to prepare your home. If you're not willing to declutter, stage, and make minor repairs, your home will underperform. In this market, presentation matters more than ever.
  • Your property has significant deferred maintenance. A home with an aging roof, old AC, or outdated systems will face buyer resistance and lower offers. If you can address these issues first, you'll net more.

My Honest Take

For most homeowners in South Florida's desirable communities, now is a good time to sell — if you do it right. The market rewards preparation, pricing accuracy, and strategic marketing. It punishes overpricing and neglect.

The sellers who are winning right now are the ones who price at or slightly below market value to generate competitive interest, invest in professional staging and photography, and work with an agent who has a real marketing plan — not just an MLS listing.

If you're thinking about selling, let's sit down and look at your specific situation. I'll show you what comparable sales say, what your home needs to be competitive, and what outcome you can realistically expect. No inflated promises — just honest data.
